Town bank & upkeep
How money flows in and out of your town, and how to never lose it.

Every town has a shared bank. It pays for claims and the daily upkeep, and it collects taxes from residents.

📉 Upkeep
Every day at 12:00 server time your town pays $10 of upkeep from its bank.
No money = no town
There is no debt on Survival. If the bank can't pay the upkeep, the town is deleted along with every claim. Keep at least a few weeks of upkeep in the bank.
💸 Taxes
- Town tax is taken from each resident's balance every day. By default it's a percentage (max 25%). See Town settings.
- A resident who can't pay the town tax is kicked from the town.
- A plot owner who can't pay the plot tax loses the plot.
- The mayor doesn't pay town tax.
Tip
A small daily tax (like $5–$20) covers upkeep without scaring off new residents.
🔐 Where the town money is stored
A town bank is not a chest: it's an account in the server economy, just like your own balance. Towny creates one account per town (town-<name>) and one per nation (nation-<name>), and every deposit, tax and upkeep goes through it.
- Legacy mode (the old one): Towny finds each account by its name. It works, but renaming a town or switching economy plugins could lose track of the money.
- Modern mode (the new one): each town and nation account gets a fixed ID (UUID), like a player. The money follows the town even if it is renamed, and it works with more economy plugins.
- Switching from legacy to modern keeps every balance exactly as it is. You don't have to do anything as a player.
For staff: "Your Towny economy is set to legacy"
Since Towny 0.103, admins see this message when they join. It's a recommendation, not an error. To convert: 1) back up the server (at least plugins/Towny and plugins/Essentials/userdata), 2) wait until nobody is online, 3) click the message or run /townyadmin eco convert modern, 4) wait for Economy conversion successful, then check a few banks with /t <town>. Do it only once.
